General Information
Welcome to Peahala Park! We hope that you have a great stay on LBI. We have put together some practical information for you in this document that we hope will help you have an enjoyable vacation.
Please pay special attention to the Garbage/Recycle Collection, Cleaning, & Refrigerator notes below.
If you need anything during your stay please contact your agent. Long Beach Island has a unique rental scene. Many of your new neighbors whom we know well, are a mix of seasonal owners, “year-rounders” and locals. Guests tend to be pretty self-sufficient and rental houses are occupied continuously from June-Sept other than a few hours on Saturday for cleaning. Please leave the house as you found it. If something runs out (like toilet paper or paper towels) please leave enough for the next guest to get started. If you notice anything that you would like us to be aware of please let your agent know immediately upon check-in. The earlier we know about potential problems, the better. We also don’t want you to risk your security deposit for something you did not do – these policies differ between agencies and we have little control over them. Please report any damage immediately to your agent to be safe.
Changeovers: LBI is always busy in the summer. Midday on Saturdays it is hectic. Our cleaners and our refrigerator go through a lot! Please see the section on Cleaning and Fridge and Garbage/Recycling below.
Checking out? See the Check-out section later on in the letter! This is important! If the cleaners arrive before you are gone, we are charged half of a $390 cleaning fee which we must recoup.
Practical Information
We have a new planter out back with some beautiful flowers. We’d really appreciate if you could give them some water!
Take a few photos! This will help you remember where things are. Please return furniture and all items to where they were when you arrived.
Let’s get the ugly stuff over with first – garbage! The rest of this letter is much more pleasant, but this is important – trash on the island is a tricky business – you might notice that the trucks even have to reverse down the road.
Garbage and Recycle Collection: Guests are responsible for trash disposal and recycling. The house is in “Section 2” of Long Beach Township. From May 9 – Sept 18 garbage is collected on Monday and Thursday. Recycling is collected on Tuesday and Friday. In the off-season garbage is Monday and Recycle is Friday. Please see the Recycling Info & Calendar available on the house website for rules (direct link to calendar here: https://www.longbeachtownship.com/wp-content/uploads/2022/01/2022-LBI-Calendar.pdf. Please ensure that you leave the trash and recycle out so the guests arriving on Saturday have relatively free cans.
- It is the tenant’s responsibility to ensure that garbage and recycling is out to be collected during their stay and not all at the end. There are four opportunities for this (two garbage, two recycling). Please do not leave all the trash taking-out until Saturday when you leave. This will leave no room for incoming guests and will need to be removed over a weekend privately and this costs money which will have to be taken from the security deposit.
- TRASH MUST BE BAGGED AND IN CANS. It cannot be set at the curb in plastic bags – the township can issue fines for this and it will also have to be dealt with privately – the town won’t touch it. The cost of this will have to be taken from the security deposit.
- DO NOT PUT RECYCLABLES IN BAGS! All materials for recycle must be loose in the blue recycle cans! The township will not take recyclables if they are bagged. This will inconvenience incoming guests and will have to be removed during the weekend – the town won’t touch it. The cost of this will have to be taken from the security deposit.
- Empty cans should be placed in the corral upside down. Cans for collection should be right-side up with lids on. The collection people will take the cans from the corral when they are right side up.
Cleaning – Our cleaners are hard-working people and take pride in their work. On LBI, 95% of cleanings happen on Saturday for only a few hours. This puts all cleaners under major pressure. Sometimes things happen. If anything to do with cleaning needs attention when you arrive, contact your agent AND the cleaners at 609 342 0208 immediately. Saturday evening is too late to rectify things as they are closed on Sunday.
Refrigerator – Like cleaners, refrigerators on LBI have difficult Saturdays. Leaving guests take their remaining food out, the cleaners clean it, and then new arrivals stuff it full of food, some of which hasn’t been refrigerated recently! It’s open a lot, and it will take our fridge, and, any fridge, time to catch up with that. If you suspect that the fridge isn’t cold enough, wait until Sunday morning. There is also a thermometer in the fridge. If you suspect problems, have a look at the thermometer after the fridge has had a chance to “catch up”.
Consumables – Consumables such as toilet paper, paper towels, soap, etc. are the responsibility of the guest. This is the norm on LBI. We ask that you please leave at least enough to get the next guest started as we do at the beginning of the season and we hope the prior guest has done for you – however this of course can’t be guaranteed. Please pay it forward!
Air conditioning – At night you may choose to use the window units in the bedrooms. If you do this, please put the main units on OFF or LOW.
- The remote for first floor unit is hung on the wall to left of laundry. The remote for second floor unit is hung on wall in kitchen, to left of cabinets.
- The units controlled by remotes WILL FREEZE if kept too low. Please do not set them below 70 degrees!
City Sewer – As the elevation of the entire island is extremely low and the water table is very high, a common problem on LBI is blocked toilets. Please be mindful of this, using as little paper as possible, and not disposing anything but toilet paper down the toilets. You’d be surprised what people think is ok to put down toilets sometimes. Please don’t be one of them! There are plungers in both bathrooms. Please leave them there!
Missing items (screwdrivers, batteries, hangers, lightbulbs, etc.) – Unfortunately, we have had issues with small items such as these disappearing. Please let us know if you think that the prior guests may have removed items from the house and we will work to rectify the situation. We leave ample supplies of these items at the start of the season and they are checked regularly but sometimes things are missed. It is important that this is reported to your agent. The agents on the Island all know each other and share information such as this and do take notes and follow up where necessary.
Groceries – The Beach Haven ACME is conveniently located three blocks south – only a 3 minute walk. You will need to bring your own bags – however bags are available to purchase for a very reasonable price if you don’t have your own.
Light Bulbs, Batteries & Tools – We have left some spare bulbs, batteries and basic tools (screwdriver, etc.) in the laundry area off the first-floor kitchen.
Mail – If you happen to notice mail in the mailbox or elsewhere, please place it in the mail holder on the column in the kitchen where the beach badges hang.
Appliances – Dishwasher instructions are inside cabinet door over dishwasher. Washing machine instructions are inside the cabinet door over the machine. These are also available at the “Guest Information Page” on the webpage (see page 2 of this letter). Please ensure that you clean the lint trap on the dryer after use.
Spare keys – You should have been supplied with more than one key by your agent. Please ensure that you return all that you were given! The same key opens all exterior doors.
Solar lights – There are several solar lights out back. The larger ones are programmed to be “dim” at night and when motion is detected go on “bright”. The smaller ones on the steps/deck just come on “dim” at night. The spotlights on the ground also come on “medium” at night and turn off late.
Beach badges – 6 all-season badges are supplied with the house. They are kept on lanyards on the hooks on the mail holder on the column in the kitchen. Please keep these here and leave them there for the next guest. If a beach badge that has been provided is lost during your stay, the badge will need to be replaced before check out or a $75 fee per badge will be incurred. http://www.lbtbp.com/beach-badges/
BBQ gas / propane – There is one cylinder on the BBQ and two spares in the plastic storage locker out back (3 total). Please let your agent know if the gas is running low and the spares are empty. Please use the valve on the cylinder itself to turn the gas off after each use. Please keep the grill clean by using the brush after each use.
BBQ on the deck – Please check the grease pan under the grill. If this is full, simply cut the tape holding it down, throw it away, and there is a clean grease pan underneath that one!
Umbrellas – The umbrellas should be wound down and velcroid/tied shut after each use. They will blow away if you leave them up!
Patio furniture cushions – Cushions that are tied to chairs can stay out. Some don’t have ties. These are in the storage locker out back with the spare BBQ gas. Please ensure that you return these when you are done with them so they don’t blow away. They will blow away if not returned to the locker.
Awning (upstairs) – The hook to unroll the awning on the upstairs deck is kept in the upstairs closet. Please only leave the awning out (extended) when you are using it. When you are done, please roll it up. Wind will damage it if it is left out when not being used.
Dusk to Dawn lights – a few of the outside lights including the upstairs porch light have “dusk to dawn” bulbs. These lights all have switch covers on the switches. Please leave these switches in the ON position. These lights will go on at night and turn off during the day automatically.
Pillows and bedspreads – There are spare pillows and bedspreads in the bedroom closets.
Garage lights – There is a switch in the closet of the master bedroom (first floor, rear bedroom) that turns off the lights in the garage. Please leave that on. But if the garage electrics aren’t working – that is probably why!
Lint filter – Please make sure you clean the dryer lint filter!
House Rules
- Smoking is strictly not allowed in the house.
- Strictly no pets are allowed on or in the property at any time without prior agreement with your agent.
- Check-out time and maximum occupancy are stated in your lease.
- The house is cleaned prior to your check-in and after your departure. If you find that it is not clean, please contact your agent immediately. You are expected to leave the house in good, clean condition. The cleaner’s job is to clean “like new” for the arriving guests, not to clean up after the departing guests! The cleaners only have a few hours to do their work so a prompt checkout is very important.
- Please use the outdoor shower which has hot water, to clean off sand before entering the house after a day at the beach. You’d be surprised how much sand gets tracked upstairs if you aren’t careful. It can get annoying!
- Shore weather often includes unexpected showers and wind gusts. If you will be away from the property for an extended period, close outdoor umbrellas, awning, and secure personal items such as towels, etc. Please be sure to close all windows in the event of inclement weather.
- Please keep doors and windows closed while operating the air conditioning.
- Please put any outdoor cushions that are not tied to chairs in the storage locker outside. They will blow away!
- Please wind down and Velcro/tie shut the umbrellas when not in use. They will blow away!
- We hope you have a quiet, relaxing vacation. Please remember that your neighbors want the same. All municipalities on LBI have noise ordinances that are strictly enforced, especially after 10:00 pm.
- Please do not park in the garage. This is considered a fire and carbon monoxide hazard: https://www.facebook.com/BeachHavenFire/
- Please do not use candles in the house. No open fires are permitted.
- Please leave the refrigerator set on a middle setting. Turning it to the coldest setting will cause the coils to freeze and the refrigerator will not work. After loading the refrigerator upon your arrival, it will take a few hours to cool the items. It was most likely opened a lot by the prior guest to empty and then by the cleaners.
Check Out
- Unless otherwise stated in your lease, check out is 10am. The house needs to be ready by mid-afternoon. Things happen fast! The house will be inspected and cleaned very shortly after checkout.
- Please leave the house in a clean and neat condition and leave the furniture as you found it (use photos!).
- The cleaners DO impose a charge if they arrive and can’t clean due to late departures. This is their policy and it is beyond our control. They also charge extra if the house is in a state that requires extra (beyond what is considered normal) cleaning. If charges are incurred because of a late departure or because of out-of-the-ordinary cleaning requirements, the agent will deduct this from the deposit. The cleaners clean and the agents handle the money. We are just agents’ customers like you!
- Clean out the refrigerators/freezers and throw out any unused food that will spoil. It is possible that there may not be a guest checking in immediately. The cleaners will charge if open food is left.
- Remove all TRASH and RECYCLING from house, and place in appropriate can. See trash & recycling info above. Please do not bag recyclables!
- Do not leave any dirty dishes or pots and pans. Please empty the dishwasher.
- Wipe off all counter tops (including bathroom), tables/stove/microwave.
- Please do not unplug any of the TV cables! Spare HDMI cables are already installed. Look under/behind the TVs. They may be coiled up and stuck behind the TVs.
- Clean the BBQ grill with the wire brush provided.
- Wind outdoor umbrellas down and Velcro/tie them shut. Make sure awning is rolled up. Make sure any outdoor cushions that are not tied down are in the storage locker outside.
- Make sure outdoor shower door is latched.
- Please quickly vacuum and/or sweep the floors if required.
- Should you damage or break any property or items, please advise your agent. The property is inspected between guests.
- Please close all windows and close and lock all doors.
- Check all closets and dressers for items you might leave behind.
- Please leave at least a FULL roll of toilet paper and paper towels.
- Put 6 beach badges back on hook in the kitchen
- Return your keys to your agent/agency!
If you would like to rent with us again, please let your agent know. The house can be booked for next summer now and does fill up early, particularly in the busy season. We offer repeat guest and friends & family discounts. For the 2022 season almost all of June/July/August was already booked before Christmas. The house was fully booked from June-September by February. Many guests book next summer when they check out – your agent will be happy to assist!
